Several visible corners along the Marsh Street gateway into downtown are in play for redevelopment. Insiders report that the Foster’s Freeze site – which has long been up for sale – is in escrow. Proposals for this corner include a mixed-use project with both commercial and residential units. The Marsh St. Commons mixed-use project on the corner of Marsh and Nipomo streets has sold out of its four 2-bedroom lofts as well as the 8,500 square feet of retail space. The eight single-family homes – which are all occupied – were completed last fall. Couch Potato Home Accents and Furniture has purchased the corner three spaces, creating an approximately 5,000 square foot showroom. It will relocate from its current location on the corner of Marsh and Broad streets. A new hair salon will be moving into one of the street-level spaces leaving one still available for lease. Meanwhile, it is understood that one block down at the prime corner of Marsh and Broad streets – a space that is currently a parking lot for EnVision Optometry, The Mountain Air, Wells Fargo and other local businesses – is in escrow. Initial concepts for this visible corner include downstairs retail space with office and residential space above.
