Located in San Miguel, San Luis Obispo County, this new development will see a group of owner-builders constructing 14 single-story homes located at the end of N Street, south of 11th Street. Each home will have three or four bedrooms, two bathrooms and a two-car garage. They will also come equipped with energy-efficient features and PV solar.
The PSHH Home Ownership program works alongside households to guide them in the construction of their homes. Groups working together with professional supervision will be taught the basic construction skills needed to build the new neighborhood. Households considering participating in the program must be able to contribute 40+ hours per week, over a 12-13 month period. In total, close to 2,100 hours of work at the construction site is required. This effort, ‘sweat-equity’, is used in lieu of a down payment. With the additional help of a low-interest rate mortgage, this will help participating households become homeowners.

Eligibility requirements for participation in Mission Gardens II in San Miguel include:
· Annual household income of at least $55,000
· Good credit and rental history
· A commitment to work 40+ hours per week, mostly on weekends
· Borrower must be a U.S. Citizen or Permanent Resident
· San Luis Obispo County Maximum Income Limits:
-1 – 4 people: $101,900
-5 – 8 people: $134,500
Intake forms are now available: Online at pshhc.org/mg and In-person at 1060 Kendall Rd, San Luis Obispo from 8 a.m. – 4:30 p.m.
Intake forms are available in English and Spanish and must be returned by 5 p.m. on Monday, December 16, to be included in the computer-based randomized lottery. All required documents must be included with the intake form in order to be added to the lottery. The lottery will be conducted on Wednesday, December 18 to determine the order of intake form processing. Applicants will be notified of their lottery ranking by no later than December 23.
Intake forms will be processed in the lottery-ranked order to identify 14 eligible participants and some backups. Once this process is complete, those selected will be invited to meet in person to sign documents and to go over more detailed project information.
